The Gas Safety (Installation and Use) Regulations 1998 deal with your duties to make sure gas appliances, fittings and flues provided for tenants are safe. You are also responsible for ensuring an annual Gas Safety check is carried out within 12 months of the installation of a new appliance or flue which you provide, and annually thereafter by a Gas Safe Registered engineer.
We will send you a reminder when the annual service and Gas Safety check is due, and the necessary certificates will be sent to you for your records once this has been completed.
The Landlord and Tenant Act (1985) requires that you keep in good repair and working order installations that supply water, gas, and electricity, as well as sanitation systems. In the same way, you are also responsible for heating and hot water systems.
We can complete a ‘health check’ on all installations within your property to enable to you to keep on top of any other repairs and maintenance required before it becomes a hazard. We will also confirm that you have functional and in-date Carbon Monoxide alarms fitted to ensure your tenants’ safety and compliance with your obligations.
When there is a breakdown of any kind, we will work with you to arrange repair or replacement of any parts and will keep you updated with progress so you can keep your tenants informed.
